Why cities need flexible and future-proofed design

In an era of rapid urban change, the most successful public spaces are those that can adapt, to shifting consumer behaviours, environmental conditions and new economic realities. Retail streets, plazas and town centres cannot remain static; they must evolve with the communities they serve.

Consider the impact of external forces like climate change, digital commerce and demographic shifts. Cities that fail to account for these factors risk losing their vibrancy. Resilient urban design ensures retail precincts remain relevant and engaging for decades to come.

What makes a public space resilient?

The science of micro-climates: designing for comfort

Uncomfortable public spaces, whether too hot, too windy or too exposed, fail to attract people. Micro-climate design plays a crucial role in making retail streets inviting year-round.

As highlighted earlier, humans prefer a temperature of 21–27 degrees. When a street or precinct delivers this micro-climate, this is likely to lead to greater visitation and dwell time. That leads to greater retail sales, enabling higher rents.

Key elements of micro-climate design

  • Shading and green infrastructure — trees, awnings and canopies reduce urban heat islands.
  • Wind mitigation — thoughtful placement of buildings, screens and vegetation to reduce harsh winds.
  • Thermal comfort strategies — use of materials that absorb or reflect heat to maintain optimal temperatures.
  • Integrated water management — permeable surfaces and rain gardens that prevent flooding while adding aesthetic appeal.

Barangaroo, Sydney

Sydney's Barangaroo precinct uses advanced micro-climate strategies to create a comfortable, pedestrian-friendly retail environment. Tree canopies provide shade, water-sensitive urban design prevents flooding, and public seating encourages social interaction, an example of resilience done right.

Converse pop-up, Coal Drops Yard, London

Converse established a pop-up at King's Cross' Coal Drops Yard in London. Conversion of an old access alley into a shared-street retail lane focused on independent local artisan retailers. There were an astonishing 10 million visitors in 2022. Over 100 people are employed on the street.

The smaller tenancies make it more accessible for small independent traders due to smaller fit-out and rental costs. This reduces vacancy risk, increases rent per square metre, and enables small independent brands to operate, providing a point of difference to surrounding retail streets.
