Streets that balance width, height and human activity create an inviting environment where people naturally want to linger.

Imagine a street that is too wide for its surroundings. Shopfronts feel distant, people become specks in a sea of pavement, and the sense of connection is lost. Conversely, streets that are too narrow feel claustrophobic, limiting movement and activity.

The ideal width-to-height ratio for retail streets is greater than 1:1. This means buildings should be roughly equal to or taller than the width of the street itself, creating a sense of enclosure without overwhelming the pedestrian experience.

Optimal footpath dimensions and activation elements

Colonnades in Australia, a misunderstood feature?

Colonnades are an often-attempted architectural feature in Australian cities, providing covered walkways along retail frontages. In theory, they offer protection from the elements and enhance pedestrian movement. However, in practice, most colonnades fail. They create dark, uninviting corridors that separate the main pedestrian ant tracks from retail activity.

Why most colonnades fail

  • The columns act as a barrier, impacting sight lines.
  • Shopfronts are set back from the main ant track, being the footpath.
  • They impact lighting in stores.
  • They push shopfronts further back from the footpath, the main ant track, reducing visibility and engagement.
  • They often feel underused, discouraging vibrant retail interactions.
  • They increase opportunities for anti-social behaviour.
  • They are located away from higher-order commercial and retail precincts such as central business districts.
  • They are difficult to lease.

How to improve colonnades

  • Ensure the colonnade's columns abut the road, forcing the pedestrian ant track to be under the colonnade adjacent to shopfronts.
  • Ensure at least double-height internal colonnade façade to create a generous space.
  • Ensure transparent shopfronts to maintain sight lines and retail visibility.
  • Design wider colonnades with materiality aligned with a grand civic gesture.
  • Only introduce them in very high-order retail precincts such as CBDs, and with very high passing pedestrian volumes.
Case study

Santana Row, San Jose

A former shopping centre redeveloped into a contemporary street-based mixed-use precinct, with stage one opening in 2002. The 18-block precinct with street-based retail, residential, commercial and hotels includes some colonnades. These colonnades are double height and abut directly to the road. Combined with great fine-grain landscaping, this colonnade design ensures good natural light and great visibility to passing pedestrian traffic.

Retail rhythms: shopfront spacing and visual continuity

Have you ever walked down a street and felt like something was off, but you couldn't pinpoint why? Often, it comes down to the rhythm of shopfronts. Successful retail streets maintain consistent, fine-grain shopfronts with varied façades and clear sight lines. Ideally, shopfronts should be spaced every 3.5–7 metres, allowing for a sense of rhythm, discovery and engagement.

Best practices for shopfront design

  • Avoid blank walls or long, inactive frontages that break engagement.
  • Use a mix of window displays, signage and varied façades to create interest.
  • Integrate retractable awnings and canopies to provide shelter while maintaining visibility.
  • Reduce shopfront glazing to less than 60%.

The columns break the sight line, the shopfronts sit behind the ant track rather than on it, and the space under the soffit reads as leftover. Hard to light, hard to lease, and an invitation to anti-social behaviour.

Push the columns to the road and the pedestrian route has nowhere to go but past the shopfronts. Double the internal height and daylight reaches the glass. Reserve the move for CBD-grade footfall; below that, don't build one at all.
